Eco Hamlet Project Launched - Plots now available for just €21,500euros!
We are pleased to announce the launch of our Eco Hamlet project in Croatia, a select development of just 11 individually restored, character homes, each with their own private gardens, spring water, solar power, solar water and solar under floor heating.
The site has been designed and planning approvals obtained, while work on clearing the land has now been completed and all infrastructure and roadways will be in place by March 2012.
All building plots are priced at just €21,500euros which includes all fees, taxes, border hedging, driveway, gates, planning permission, water, drainage and mains power supply.
Once you have chosen and purchased your plot we can then build you whichever style of restored cottage or farmhouse you prefer. A 1 bedroom/1 bathroom detached home can cost as little as €55,000euros or €65,000euros for a 2 bedroom design, while large 3 bedroom/2 bathroom styles start from just €85,000euros.
Many people dream of having their own home built, well we aim to make that dream a reality, a once in a lifetime opportunity for most people. Construction of the first homes will begin in March 2012 so reserve or buy your plot now and your new home in Croatia could be ready for use as early as next June.
All properties include hand made wooden kitchens, ceramic tiled floors with under floor "solar powered" heating and wood burning fires. Fitted and tiled bathrooms, large covered terraces and high levels of insulation are all included along with a host of other features.
Some restored building examples are shown below, but please remember that this is a bespoke, individual development and you can change or adapt any property design to suit your own taste, style and budget. This very extensive restoration included new foundations, complete internal renovation and a new roof with attic conversion which has transformed a very dilapidated oak building into something very special. The property now has three bedrooms, two bathrooms, living room, kitchen, dinning room and a large basement where additional rooms can be added.
The existing oak beams and some floor boards were retained and new doors made to match the existing models, complete with traditional hinges and handles. The staircase was also hand made as were many of the other authentic period features such as replacement wood floors, antique handrails, brick chimney and solid wood kitchen with granite worktops. The property has all new electrical and plumbing installations and mains gas supply for the central heating system.
To replicate this project to this standard again would cost around €100,000 at current rates.



This massive barn conversion involved taking a huge agricultural building (28M x 9M) and completely transforming it into a new four bedroom, four bathroom property. It has been designed with a "Great-Hall" complete with inglenook fireplace and minstrels’ gallery staircase, a large kitchen/breakfast room with pantry, a separate utility/boot room, ground floor guest suite with disabled access and two other bedrooms upstairs each with their own en-suite shower rooms. There is also a master bedroom suite on the first floor with full bathroom, sitting area and large walk through closet.
Everything was installed new including under floor heating, electrical and plumbing supplies, highly insulated walls and roof, private LPG gas supply and a great deal more. The owners are now putting the final touches to the property themselves in order to create their ultimate dream home, which is something that many of our clients prefer to do. To replicate this complete project to this standard again would cost in excess of €100,000 at today’s prices.



Reclaimed "hand-made" bricks are widely available in this region of Croatia and some delightful buildings can be made using them, at very reasonable cost. Projects such the one shown here, a 2 bedroom, 2 bathroom home with large outside summer kitchen/BBQ and covered terrace, can be constructed in around 16 weeks from start to finish.
Reclaimed oak can be used for making bespoke windows, shutters and doors as well as internal floorboards, kitchen cupboards and such like. Reclaimed roof tiles and original oak roof beams are also widely available, allowing a genuine character property to be created very easily.
On this project, all new foundations and infrastructure were installed along with new drainage and a full wood fired central heating system to make a truly outstanding property both to look at and to live in.
To replicate this project again would cost around €85,000 at today prices.



€78,900 COMPLETE PROJECT
It’s hard to imagine how such a run down old oak cottage can be transformed into a luxury new home like this in less than four months. There are many such cottages for sale in this region of Croatia, any of which can be restored and extended like this one, into a beautiful 2 bedroom home at very reasonable cost.
This type of project usually involves the complete dismantling of the oak frame, a new concrete base and complete new infrastructure being installed before being re-constructed to its former glory. Adding modern technology such as under floor heating and special insulation is straight forward and extending a building to provide additional rooms is also easy.
Rendered farmhouses such as these are a very traditional style of building here in Croatia and suit the landscape and village scenery very nicely. Larger properties can be formed by combining 2 or even 3 oak cottages together to make a 3 bedroom/2 bathroom (or larger) design if required.



This traditional Croatian cottage has 2 bedrooms and a bathroom upstairs, with living room, kitchen and cloakroom on the ground floor and a terrace which wraps around the building on two sides. Made with insulated solid oak walls, houses like this provide a very comfortable and breathable living environment all year.
Approximate cost €75,000euros.



Restored in its original location, this lovely 100 year old cottage was transformed from a general storage building into a one bedroom/one bathroom holiday home, complete with living room, kitchen and outside BBQ-terrace area.
Traditional details such as window shutters were restored or made new to match, while inside floors were finished in brick and tile to complete the authentic look.
All new wiring and plumbing was installed throughout, the roof replaced with reclaimed tiles and fully insulated, while the exterior and interior walls were treated and stained to preserve the building and form a weather tight barrier. This cottage will now last another 100 years!
To replicate this project would cost around €55,000euros at todays prices.

We appreciate that not everyone will want a genuine restored style of building, so a an alternative option our planning permission for the Eco Hamlet development also allows for "new" homes built from sustainable or reclaimed materials a few design examples are shown here.
Building a completely new home allows a greater degree of flexibility on design, larger open plan rooms and more glazing being just two options. Building in this way is also much quicker with completion taking as little as just 8 weeks.
All properties include the same high levels of insulation, solar equipment and attention to detail as with all our projects, so if the idea of owning a property within an Eco Hamlet appeals, but a restored style of building does not, then this option could be ideal for you.
