BUILDING PROJECTS
This page of our website shows some actual examples of the property design and building services which we can provide. Many properties here do require at least some, and quite often a good deal of work to make them habitable again, which is off-putting to many people. With 25 years design and construction experience behind us, we can help by taking away the problems usually associated with major building work, making sure that you end up with the property you dream of. Our service begins with the initial design sketches and ends when you are happy and we hand you the keys to your new property. It obviously includes many other steps in between and we pride ourselves on completing our projects to high standards, on time and at the agreed price. Please take a look at some of our work, which may put your mind at rest and help you imagine how your own property could look in just a few months time. If you prefer to undertake building work yourselves, then we would of course happy to introduce you to any specialist tradesmen or builders merchants and suppliers that you may need.
This property was a small one bed roomed, one bathroom "barn conversion" which was in very run down condition before we started, as you can see from the photo on the left. The property was required as a weekend "get-away" for a young couple and includes an open plan kitchen-living area with wood burning fireplace, a double bedroom with an en-suite shower room and an additional "mezzanine" bed platform for occasional guests.

The old barn was completely dismantled and fully restored before being re-built onto new foundations, complete with new drainage, gas, water and electrical utilities being installed. From starting work on site, this project took just over 12 weeks to complete and cost €35´700Euros.

This very extensive restoration was completed back in 2007 and as you can see from the photos, has transformed a very dilapidated oak framed cottage into a very special property indeed. As with most restorations of this sort, new foundations were laid and all new infrastructure run in ready for the building to be re-erected. In this case the roof height was also raised to allow for two bedrooms and a bathroom to be added in the attic space and a small extension was built at one end of the building as extra guest accommodation.

The ground floor has a living room, kitchen and a dinning room/3rd bed room, along with under floor central heating and air-conditioning throughout. All of the doors and windows were hand made from seasoned oak, as were many of the internal fitments and kitchen cabinets. A large shaded terrace was built onto the front of the building, allowing for an outside dinning area and BBQ. In 2007 this project took a total of 18 weeks to complete at a cost of €86´400Euros.

This delightful cottage has been built almost entirely from scratch using reclaimed railway sleepers! The existing oak frame was reused and had many new timbers and beams replaced along the way. Inside there is a good sized lounge, kitchen and dinning room/bedroom 3 on the ground floor, with two double bedrooms and a bathroom at first floor level.
.JPG) The project has been completed to a very high standard throughout with under floor central heating, hand made oak staircase, doors, windows and kitchen as well as a very high spec internet and satellite system. While we have tried to use reclaimed materials wherever possible, it would probably be best to describe this property as a "new-build" and to replicate to this standard again would cost around €100´000Euros.

This project was one of our first ventures in Croatia involving the complete restoration of a 150 year old oak cottage into a large executive home. The property went through almost complete demolition and renovation and included a complete attic and basement conversion, extensive driveway, landscaping and infrastructure works as well as wood treatments and major internal adaption’s.
 The property was transformed from a derelict 4 room cottage to the 5 bed room/2.5 bathroom property you see here in around 4 months. This was a very special project and one that is very close to our hearts. Finding good quality oak farmhouses is becoming harder each year as foreign and Croatian buyers alike appreciate their beauty and heritage.

 While a dying art in many countries, the trade of roof "thatching" can still be found in this region of Croatia. With the availability of modern, specialist fire retardants’, insurance is readily available and this traditional method of roofing can transform a building into something very special indeed.

.jpg ) This is one of our own "on-going" projects, the transformation of a 1940ś four room farmhouse into a large five bed, 2.5 bathroom property. The building has been extensively re-modelled including a complete attic conversion to provide extra bedrooms and bathroom, as well as a major basement conversion housing a new kitchen/dinning room and den/TV room.
.jpg ) Externally the building has been fully insulated and a new fascia applied to alter its appearance into a traditional “oak” farmhouse, while internally many of the original beams and features have been retained for charm and character. Large raised deck and terrace areas have been added to the design, providing a range of both sun and shade areas throughout the day.
 The property also boasts a 10m x 5m freshwater "eco-swimming pool", along with its own pond and stream running through the lawns and gardens. This property has been completely remodelled into a large executive family home and will available for sale through us for around €250´0000Euros once completed.
In addition to our specialist area of restoring and renovating older buildings, we also undertake completely new building projects as seen in the following few photographs. If you are looking for a more modern property, we can arrange all aspects including planning permissions, architects, surveys, installation and connection of utilities and so on.

To build a completely new property does take a little longer, being around 6-9 months to complete, and is a very attractive option for many clients. If you are looking for something completely different, either as part of your garden or on its own, how about having your own fishing lake built! In addition to bricks and mortar construction work, we undertake all aspects of landscaping work from designing contemporary or country style gardens to smallholdings, ponds and lakes.
